April 27, 2021 – The El Paso County Assessor’s Office will mail over 260,000 Real Property Valuation Notices on Friday, April 30, 2021. All owners of property, with the exception of government exempt parcels, will receive these notices.
The Notices will show the previous assessment actual value, the current actual value, and the net change. They will also show the applicable rate of assessment. In compliance with the recent partial repeal of the 1982 voter approved Gallagher Amendment to the Colorado Constitution, the assessment rate for residential property is 7.15% for 2021 while the rate for non-residential (commercial and vacant land) property is 29%.
To complete the 2021 reappraisal, the Assessor’s Office analyzed over 40,000 actual sales (market approach) as well as the cost and income for vacant land and commercial properties. Real estate sales during the 24-month study period, July 1, 2018 through June 30, 2020, used in determining property values for the 2021 assessment year are then reflected in our 2022 property taxes. Attached is an updated 2021 reappraisal (single family residential) neighborhood value increase map.
Real estate activity varies by location and is not uniform throughout El Paso County. For this assessment year, 98% of single family residences increased in value. Most of our commercial and industrial properties, vacant and agricultural land, multi-family housing and new construction have also increased in value since the last reassessment two years ago.
Any property owner with questions about their assessment should contact the El Paso County Assessor’s Office directly. Any owner who believes the Assessor’s Office has made an error in an appraisal has specific rights to appeal and should contact the Assessor’s Office at:
